maintenance of buildings

Building maintenance is broadly categorized into Preventive, Corrective, and Reactive maintenance, each with its own approach to addressing building upkeep. Preventive maintenance focuses on regular inspections and tasks to prevent breakdowns and maintain structural integrity, while corrective maintenance addresses issues after they arise, and reactive maintenance deals with emergencies.

Types of Building Maintenance:

• Preventive Maintenance:
This proactive approach aims to prevent breakdowns and damage by performing routine tasks and inspections. Examples include scheduled inspections of HVAC systems, electrical equipment, and plumbing, as well as tasks like painting, cleaning, and ensuring regular maintenance of building components.
• Time-based maintenance: Tasks are performed at regular intervals, regardless of condition (e.g., annual inspections).

• Usage-based maintenance: Tasks are performed based on the amount of use or exposure to certain conditions.
• Condition-based maintenance: Tasks are performed based on the condition of the asset, such as using sensors to monitor wear and tear or other indicators.
• Predictive maintenance: Using data to predict potential failures and schedule maintenance before they occur.
• Corrective Maintenance:
This involves repairing or replacing building components that have failed or are damaged. It addresses issues after they have been identified, such as repairing a leaky roof, fixing a broken electrical circuit, or replacing a failed HVAC unit.
• Reactive Maintenance (Emergency Maintenance):
This type of maintenance addresses urgent issues that require immediate attention to prevent further damage or safety hazards. Examples include addressing a water leak, a fire, or a major electrical failure.
• Routine Maintenance:
Regular tasks to protect a building from decay and preserve its functionality.
• Building Repairs:
Addressing specific damage or malfunctions in the building’s structure, systems, or components.
